Becoming

A Residential Tenant

Securing your Home

We will ask you for a Holding Deposit to reserve the property whilst we undertake references and obtain landlord’s approval. This is non-refundable and will cover administration and referencing should you back out but will be returned to you if your application is not successful.
 

Referencing

On behalf of your Landlord we will ask for references for each person on the tenancy and will check these with our credit agency, previous landlords, employers and referees.
 

Right to rent

All tenants must have proof of their Right to Rent in the UK, this may be done with documents or a Share Code which can be checked at www. gov.uk.
 

Guarantor

We may require a guarantor to support your application and for the duration of your tenancy. A suitable guarantor would have to be a UK based homeowner. A guarantor application and further information are available.
 

Signing the Tenancy

This is usually done remotely by Docusign and once completed we would forward the safety and supporting documents to you, preferably by e mail.
 

Regulatory Documentation

We will supply you with the following information:
•A copy of the current Landlord’s Gas Safety Certificate
•A copy of a valid Energy Performance Certificate
• The Dispute Service leaflet “What is the Tenancy Deposit Scheme?”,
• the current “How to…. Rent” a guide from HM Government, specifically for the private rented sector,
•A copy of our GDPR Policy.
•Guidance regarding Legionella,
•A photographic and written inventory also detailing meter readings and tests of smoke and carbon monoxide alarms.

Moving day

On or before your moving day the following will be required:
•First month’s rent
•Deposit as stated and agreed, less any Holding Deposit already paid.
 

Inventory

You will sign the inventory and we will forward copy to you, you will have 7 days after you move in to the property to advise us of any additions or amendments required to the inventory.
 

The Keys

The keys for your new home will be available for collection on this day.
You will sign for the number of keys released.
 

Giving Notice

When your initial fixed term has expired Roy Peters asks all tenants provide 1 month’s written notice (by post or email) should you wish to vacate the property.

Maintenance

Please report any maintenance issues to us at the office, this can be done on line and via our KPR App. For a genuine emergency we have a 24 hour contact number. Routine matters can also be reported by phone, e mail or in person.

 

Inspections

Within the first six months and throughout your occupation we will contact you to arrange routine inspections of the property and this will also give you the opportunity to discuss any concerns or maintenance issues,.

 

Giving Notice

When your initial fixed term has expired Roy Peters Estates asks all tenants provide 1 month’s written notice (by post or email) should you wish to vacate end your tenancy.

 

End of Tenancy

When your tenancy is coming to an end, we will advise you of the following:
• To return all keys on the agreed date to our office.
• We will confirm the meter readings and advise the utility companies and council that you have moved out using Just Move In.
• We will return your deposit within 10 days after agreeing any issues/dilapidation with you and your landlord based on the ingoing Inventory and the outgoing check of the condition of the property. Further information regarding dispute resolution can be found in your tenancy agreement and the TDS guide supplied on commencement.
• We offer a pre check out Inspection service to advise of any issues within the property that may require attention. A full report is sent out to you with all discussed items noted for clarity.

Relevant Letting Fees and Tenant Protection Information

As well as paying the rent, you may also be required to make the following permitted payments.

 

Permitted Payments

Before the Tenancy Starts

  • Holding Deposit: 1 week’s rent
  • Deposit: Up to 5 weeks’ rent

 

During the Tenancy
[payable to the Roy Peters Estates]

  • Payment of [up to £ 50.00 inc. VAT or the reasonable costs ] if you want to amend the tenancy agreement
  • Payment of interest for the late payment of rent at a rate of [ 3% over Bank of England Base Rate]
  • Payment of up to £ 150.00 for the reasonably incurred costs for the loss of keys/security devices
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

 

During the Tenancy

  • Utilities – gas, electricity, water
  • Communications – telephone and broadband
  • Installation of cable/satellite
  • Subscription to cable/satellite supplier
  • Television license
  • Council Tax

 

Other Permitted Payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.

 

Tenant Protection

Roy Peters Estates is a member of ARLA, which includes a client money protection scheme, and also a member of The Property Ombudsman Lettings, which is a redress scheme.

FAQs

How far in advance do we need to reserve a property?

The maximum period we would hold a property for after the holding deposit has been paid is 1 month. However, this would be at the Landlords discretion and we would ask you to pre sign the tenancy. In a busy market this may be reduced to 2 or 3 weeks

 

Do we rent for a fixed term?

The tenancy is fixed for the first  6 or 12 months and then monthly periodic. You may remain in occupation subject to  satisfactory inspections until either party gives notice. However should you prefer a further fixed term of 6 or 12 months this can be requested.

 

Can I rent for less than 6 months?

 Six months is our minimum term

This will be updated as any proposed legislation is introduced but may impact on possession proceedings, length of tenancy agreements, policies regarding, pets, children and applicants on benefits along with minimum standards.
